Since 10th September a HIP are required when you market your home for sale with 3 or more bedrooms. There are some exceptions but if your home is a standard residential property for sale with 3 or more bedrooms then you need a HIP. At the bottom of this page you will see the HIPcode logo. The HIP Code provides protection for homebuyers, sellers, estate agents, conveyancers and mortgage lenders who rely on the information included in a Home Information Pack (HIP) provided on residential property within England and Wales. It sets out minimum standards which HIP providers have to meet.

You can put together your own HIP, however, it will take longer and cost more money than if you were to use HIP HIP hooray.com. The contents of the HIP are provided from a variety of sources and HIP HIP hooray.com has direct electronic links to these companies ensuring speedy delivery. Since the 10th of August 2007, sellers of properties with four or more bedrooms have had to commission a Home Information Pack. In addition to this, anyone selling a three bedroom or above property after September 10th will also have to provide the buyer with a Home Information Pack.

What’s the point of a HIP?
The idea is to have all the documents you need to complete a sale available right at the start of the process so that all parties are working with all the required information in an easily managed pack.
Why do I, and not the purchaser, have to pay for the HIP?
To have all the documents in place before you have a buyer! The whole process will be faster and more certain with the documents in place and you can always include the cost in the sale price negotiation. Apart from the Energy Performance Certificate all the fees are ones that would be required anyway so all that is happening is that you are making the whole process easier for buyers.
What if I don’t get a HIP?
You need a HIP by law, if you fail to comply with the regulation you can be fined £200 for every day you do not have a HIP ordered. |

Which properties require a Home Information Pack?
The majority of properties with three or more bedrooms require a Home Information Pack.
What happens if I put my home on the market before 1st August 2007?
You won't need a Home Information Pack, unless the property remains unsold on 1 January 2008 - then you must get one.
How long does a Home Information Pack last?
Until the home is sold. If the home is taken off the market for less than a year and then re-marketed, the same Home Information Pack may be used.
Where do I get my HIP?

I'm selling my house privately - do I need a Home Information Pack?
If you are marketing your property with three or more bedrooms, even if it's just by putting a 'For Sale' sign in the window, you need a Home Information Pack. If you agree a sale privately, without marketing, you do not need a Home Information Pack.
How long is a Home Information Pack valid for?
Some documents can be no more than three months old when marketing starts, but there is no obligation to update Home Information Packs as long as the property remains on the market.
No component of the Home Information Pack should be more than 12 months old on the day the property goes on sale.
Who pays for the Home Information Pack?
Some HIP HIP hooray.com agents will include the cost of the Home Information Pack in their fees or offer you a deferred payment option; you can also pay up front. Just remember that you will only own the Pack when you have paid for it yourself.
Do I have to put electrical certificates in my Home Information Pack?
Electrical certificates (past or present) are not a required component of the Home Information Pack, but can be included if the Seller has them.
I've lost guarantees of work I have had done - what do I do?
Don't worry - guarantees aren't a required component of the Home Information Pack, but can be included if you have them.
